- 1-800-GOT-JUNK's five Metro Vancouver Google listings have 14,727 reviews between them. Across 243 Google Maps searches, they held 16 of the 729 top-3 spots, about 2%.
- A local company with 66 reviews held 17. Another, with 10 reviews, held 12.
- For "junk removal vancouver", in the city where 1-800-GOT-JUNK was founded and is still headquartered, it shows up as the top paid ad but not in the organic top 8. ChatGPT and Perplexity left it out of their top 5.
- Google Maps favours the business closest to the searcher, and five Google listings can't be close to 2.6 million people. More reviews per listing and better local pages stretch each listing's reach.
First, we have a lot of respect for 1-800-GOT-JUNK. They built a global brand out of Vancouver, and their Google Ads are about as good as it gets. That's why they make a useful case study: if a brand this strong loses Google Maps in its own hometown, every franchise should want to know why.
We run local SEO and Google Ads for franchises and multi-location brands, so on 29 October 2026 we scanned Metro Vancouver to see who actually shows up when people search for junk removal. Everything below comes from public search results. We have no access to their accounts.
1-800-GOT-JUNK has 10 times the reviews of the top map-pack holder, and less of the map
Across Metro Vancouver, smaller local companies hold more of the Google Maps top 3 than 1-800-GOT-JUNK does, with a fraction of the reviews. We ran Google Maps searches for "junk removal", "junk removal near me" and "furniture removal" from 81 points, 4 km apart, covering about 32 by 32 km from North Vancouver to Surrey. That's 243 searches and 729 top-3 spots.

| Business | Google listings | Google reviews | Top-3 spots (of 729) |
|---|---|---|---|
| 505-Junk | 4 | 1,458 | 22 |
| City Junk Services | 1 | 66 | 17 |
| 220-JUNK | 2 | 657 | 17 |
| 1-800-GOT-JUNK | 5 | 14,727 | 16 |
| Byrd's Disposal and Services | 1 | 10 | 12 |
| Big Bird Junk Removal | 1 | 142 | 11 |
1-800-GOT-JUNK isn't doing badly where it does show up. When one of its listings made the top 20, its best result averaged around 4th for "junk removal". The problem is how rarely that happened: at 12 of 81 points for "junk removal", and 11 each for "junk removal near me" and "furniture removal". Everywhere else, it wasn't in the top 20 at all.
Google Maps rewards being close, and five pins can't be close to 2.6 million people
In our scans, 1-800-GOT-JUNK's Vancouver listings only reached the top 20 within about 7 km of where each listing sits on the map. Google ranks local results on relevance, distance and prominence, and distance means how far the business is from the person searching. Reviews help prominence. They don't change the distance.
You can see it on the map. The Fraser Valley listing, the one with 7,367 reviews, reaches further: it ranked 1st or 2nd around New Westminster and north Surrey, 9 to 13 km from its pin. So reviews do stretch a listing's reach, but not far enough to cover a metro. Richmond, Coquitlam, the North Shore, south Surrey and most of Burnaby showed nothing in the top 20.

Metro Vancouver has about 2.6 million people. Five listings works out to one listing for every half a million people. The independents beating them usually have a pin in the neighbourhood they're winning: 505-Junk has listings in Downtown Vancouver, Richmond and Surrey, and 220-JUNK has one on West Broadway and one in Richmond.
All five 1-800-GOT-JUNK listings are set up as service-area businesses, with no public street address. That's the correct setup for a company that goes to the customer, and I'm not suggesting they add addresses they don't operate from. But Google still places each listing at a single point on the map, and in our scans each one ranked around that point.
We see this with our own clients all the time: a business with hundreds of reviews gets outranked by one with under 10. I searched "homebuilder near me" from Mount Pleasant while writing this, and the first unpaid result in Google's Places list was a builder with six reviews and a 4.3 rating, ahead of builders with 20 and 35 reviews. It was 280 metres away. In our experience, how often new reviews come in matters as much as the total. So does what your website and Business Profile say about the area you're trying to rank in.
Their location pages are good, and 43 to 77% the same
Each 1-800-GOT-JUNK Vancouver-area page has about 1,550 words, LocalBusiness schema and a section on the areas it serves, which is better than most franchise pages we audit. So a weak website isn't why they lose the map.
Where they could go further is local depth. The pages share a lot of the same template, with 43 to 77% of the text overlapping between them, and the neighbourhoods they name are mostly the same list of cities. A page that talks about the specific neighbourhoods, buildings and jobs a crew actually does, such as condo move-outs in Yaletown or estate clean-outs in Kerrisdale, gives Google more reason to show that listing to someone searching from there.
In its hometown, 1-800-GOT-JUNK pays for the top spot and is missing from the free results
For "junk removal vancouver", 1-800-GOT-JUNK shows up as the top paid ad and nowhere in the organic top 8. The map pack went to 505-Junk, Joey's Junk Removal and Sam's Junk Removal, and the organic results to local companies and Yelp lists.
Their ads are excellent, and buying that top spot is a reasonable call for a brand their size. My opinion, though, is that a brand that pays for the top ad in its own hometown would get a strong return from moving even a small share of that ad budget into local SEO. Paid clicks stop the day the budget does. A listing that ranks keeps bringing in calls.
AI search left them out of its answers too
When we asked ChatGPT and Perplexity for the best junk removal company in Vancouver, neither named 1-800-GOT-JUNK in its top 5. ChatGPT listed Rethink Junk Removal, Sam's Junk Removal, Haultra, Joey's Junk Removal and Adiós Junk. Perplexity listed 505-Junk, Keen on Green, Trash Bandits, Joey's Junk Removal and EZ Junk Removal.
Perplexity showed where its answer came from: local "best junk removal in Vancouver" lists, review directories, the BBB, Yelp and Houzz. 1-800-GOT-JUNK didn't make its answer, so it likely isn't featured on those lists for Vancouver. AI answers also change from one run to the next, so treat this as one snapshot, not a ranking.
What we'd do for a franchise in this position
Each listing has to rank as far from its pin as possible, so every location needs the same local SEO tasks done every month. Head office running local SEO works well when it sets the tasks and every location does them on schedule. It falters when locations skip them or push local SEO down the list.
The Fraser Valley listing shows the payoff: with 7,367 reviews, it ranked up to 14 km from its pin, about twice as far as the Vancouver listings reached. Adding listings only makes sense where a location genuinely operates. Until then, each listing's reach is the lever.
The tasks we'd give every location:
- Location pages built around neighbourhoods, not just cities. One page per area a crew actually works, with real jobs, photos and local detail.
- A steady flow of new reviews on every listing. Fresh reviews coming in each month on every pin, not a big total on one or two.
- Neighbourhoods in each Business Profile. Set the service areas to the neighbourhoods each location covers, and keep them current.
- More context on each Business Profile. Services, products, photos and regular posts that say what the crew does and where.
- The right words on the website. The services and areas people search for in headings and page copy, written for people.
- A presence on the lists AI reads. Local "best of" lists, directories and BBB profiles for each market.
What doesn't work is overdoing it: stuffing keywords into business names and pages, or buying fake reviews. Both put the listing at risk.
How we ran this
- Maps scans: 81 points in a 9 by 9 grid, 4 km apart, centred near Burnaby and New Westminster, for "junk removal", "junk removal near me" and "furniture removal". Google Maps results at each point via DataForSEO, top 20, run on 29 October 2026.
- Listings: we found the five 1-800-GOT-JUNK listings by searching the brand name from 12 points across Metro Vancouver.
- Organic results for "junk removal vancouver" from Vancouver, plus one ChatGPT and one Perplexity answer to the same question, on the same day.
- Limits: this is one day of results. Maps rankings move with the searcher, the device and the day. Some grid points fall on water or mountains, where nobody searches for junk removal. Review counts are from the day of the scan.
If you run marketing for a franchise or a group of locations and want to see what this map looks like for your brand, we'll run the same scan for your market and walk you through it. Request a free audit.
